Permits and approvals have been issued for Condominium del Bosque for a sixty single family home gated community. Compass Point ocean view condominium project overlooking the new Playas del Coco Marina has contracted to have a Master Plan, road work and four (4) large terraces cut and ready for construction.

We anticipate being well on our way with approvals and permits for the Commercial Corner on the crossroad to Playas del Coco and Playa Hermosa by the fourth quarter of 2006.

Doce Palmeras S.A. has the approvals to remove the lastre (rock) from the rock wall to enlarge the development footprint and allow access on the two backsides to the upper terrace above. The lastre also provides a cash flow and offsets the purchase price of the property. Our intention is to remove over a 6 to 8 month period an approximate area of 125 Ft. deep x 350 Ft. long x 90 Ft. tall (approximate measures). We are permitted to remove 100,000 cubic meters.
This lastre will also be used for roads and infill on the three adjoining properties.

The 44,842 Sq. Meter property is 100% owned by Doce Palmeras S.A. and is paid in full, and all legal responsibilities such as taxes and legal fees are all up to date and paid in full for 2007.

We have prepared a new legal survey and have all property topography done at one (1) meter increments (3.28 Ft.) The topographical survey is a valuable asset to assist the land planning architects in their studies on cut and fill of roads, lots and infrastructure. (See attachment or cd)

FEAP Study and PGA (Plan de Gestion Ambiental/ Environmental study) have been completed and approved. (See attachment)

The septic system design has been completed and approved. (see attachment)

WATER:

Water service will be supplied from the Coco Water Trust. This water reservoir system designed and managed by AyA Water Corporation is located on the Visa Hermosa project situated next to Compass Point ocean view condos. We have confirmation from AyA Water Corporation and Coco Water Trust for the approval and delivery of 125 water connections. More are available if the Developer wishes to add more condo units.
Roads have been roughed in to access the property for public viewing.

Temporary electricity is available. (10 KVA Transformer)

Applications have been submitted and approved for phone installations.
